Direct purchase or open-market sale: how to choose
The right route depends on the owner’s objective. An open-market sale may produce a higher price but requires preparation, time and waiting for buyer finance. A direct purchase exchanges some possible upside for certainty.
When does an open sale suit?
If the property presents well, demand is strong and timing is flexible, a listing and buyer competition may make sense.
When should direct purchase be considered?
If renovation is needed, the asset is vacant, costs are accumulating or funds are needed by a date, a direct offer may be more practical.
Compare the net result
Include brokerage, repairs, valuation, certificates, holding costs and time. Compare costs and risk, not only two headline prices.
Get the terms in writing
Check price, notary costs, payment, possession and what happens if new information appears.
