Selling land: seven checks before valuation

A square-metre price without context says little. Adjacent plots can differ greatly because of access, development rights or restrictions.

1. Cadastral and title data

Check owners, area, designated purpose, mortgages and servitudes.

2. Access

A mapped road is not necessarily public. Private access requires a usable right.

3. Planning and building rights

A residential designation alone does not guarantee the intended development.

4. Utilities

Distance and connection costs for power, water and wastewater affect potential.

5. Restrictions

Protection zones, flood exposure and valuable agricultural land can limit use.

6. Occupation and contracts

Leases and oral arrangements should be disclosed.

7. Timeline

The maximum possible market price and a certain fast sale are different objectives.
