What determines forest land value?
Forest value cannot be reduced to one average price per hectare. Equal areas may carry young growth, mature stands or recently cleared land with very different timing and costs.
Stand information
Species, age, volume, growth, quality and previous work form the starting point. Outdated inventory data needs cautious interpretation.
Access and ground
Truck access, road capacity, terrain and drainage affect whether work is practical.
Restrictions
Protected areas, habitats and water zones can change the scale or timing of management.
Title and use
A share, servitude or lease affects a buyer’s decision. Start with the cadastral reference and available forest data.
